Reverse Mortgages and the Liquidity of Housing Wealth
نویسندگان
چکیده
Housing wealth constitutes most of the non-pension wealth of the elderly population. This study analyzes the potential of reverse mortgages to increase the income and liquid wealth of the elderly by identifying households with relatively high levels of housing equity. Because this article looks at the whole distribution of elderly households and considers debt as well as income, it finds a larger potential market for reverse mortgages than previous studies. Calculations from the 1990 Sun'ey of Income and Program Participation and Census population estimates show that over six million homeowners in the United States could increase their effective monthly income by at least 20% by using a reverse mortgage. Of these, more than 1.3 million have no children. Furthermore, a reverse mortgage would allow over J .4 million poor elderly persons to raise their incomes above the poverty line.

Our study evaluates what might be needed to implem...

The paper expands the conceptual framework within which we examine mortgage debt by reconceptualising mortgages as a biotechnology: a technology of power over life that forges an intimate relationship between global financial markets, everyday life and human labour. Taking seriously the materiality of mortgage contracts as a means of forging new embodied practices of financialisation, we urge f...

Housing is the most important asset owned by the majority of Australian households. It is a large component of household wealth and serves a unique, dual role as an investment vehicle and a durable good from which consumption services are derived. With most mortgages and many small business loans secured against residential dwellings in Australia, housing also forms an important part of the col...
متن کاملHousing Wealth, Liquidity Constraints and College Enrollment
Do liquidity constraints prohibit individuals from making optimal consumption and investment decisions over the life cycle? I test for the existence of short-run credit constraints surrounding the decision to invest in college, which is of particular concern given the large recent increases in the real cost of college attendance. I add to the literature on higher education credit constraints by...
